Water, Storm, and Wood Rot Damage
I am in the Reno, Carson City, or Lake Tahoe area. What do I do if my home has water damage?
Secure your personal belongings in a safe, dry place. Call your insurance company to report the damage. Call a licensed remediation company to dry out the affected area. Then call Copious Interests Inc Construction, a licensed, top rated construction company with over 25 years of experience that can restore your home back to new. Reach us at (530) 545-9880.
I am in the Reno, Carson City, or Lake Tahoe area. What do I do if my home has wood rot?
Do not just paint over it. Wood rot spreads and can weaken siding, trim, decks, and framing. Have a contractor probe the area to find how far the rot goes, then remove and replace the damaged wood and fix the moisture source that caused it. Copious Interests Inc repairs wood rot throughout Reno, Carson City, and Lake Tahoe. Call (530) 545-9880.
I am in the Reno, Carson City, or Lake Tahoe area. What do I do if my home has storm damage?
First make sure everyone is safe and stay away from downed power lines. Take photos of the damage, cover openings with tarps if you can do it safely, and call your insurance company to open a claim. Then call a licensed contractor to repair the roof, siding, gutters, or structure. Copious Interests Inc restores storm damaged homes in Reno, Carson City, and Lake Tahoe at (530) 545-9880.
What should I do right away if a pipe bursts?
Shut off the water at the main valve, turn off power to any wet area if it is safe, and move belongings out of the water. Take photos, call your insurance company, and have a licensed water remediation company dry the area quickly to prevent mold. Once it is dry, Copious Interests Inc can rebuild the walls, ceilings, and floors.
How do I prevent frozen pipes in Reno and Lake Tahoe?
Drain irrigation lines and garden hoses before the first freeze, insulate pipes in garages and crawl spaces, close foundation vents for winter without blocking furnace or water heater vents, and keep the thermostat at 55 degrees or higher when you are away. The Truckee Meadows Water Authority also recommends knowing where your main shutoff valve is.
What causes ice dams on Tahoe roofs?
Ice dams form when heat escaping into the attic melts snow on the roof. The water runs down to the cold eaves and refreezes, building a ridge of ice that backs water up under the shingles and into the home. Better attic insulation, air sealing, ventilation, and raking snow off the roof edge help prevent them.
Does homeowners insurance cover a burst pipe or ice dam leak?
Standard homeowners policies usually cover sudden water damage, such as a pipe that suddenly bursts or a sudden ice dam leak into the home. They usually do not cover gradual leaks, wear and tear, or damage from poor maintenance. Read your policy and ask your insurer, because coverage varies.
Does homeowners insurance cover wood rot?
Usually not. Most policies treat wood rot as gradual deterioration or a maintenance issue. It may be covered if the rot was caused by a sudden covered event, such as a burst pipe. Repairing rot early is almost always cheaper than waiting.
How long does it take to restore a home after water damage?
Drying usually takes several days. Rebuilding depends on how much was damaged: a single room may take one to two weeks, while a whole floor or multiple rooms can take longer, especially if materials need to be ordered. We give you a written schedule with your estimate.
Insurance Renewals and Home Hardening
My home insurance company will not renew my policy without upgrades. What do I do, who do I call?
Read the letter carefully and note the deadline and the exact upgrades listed. Call your insurer or agent to confirm what proof they need. Then call a licensed contractor who does insurance compliance work. Copious Interests Inc completes required upgrades such as fire resistant roofing, siding, vents, and defensible space work in Reno, Carson City, and Lake Tahoe, and provides photos and invoices for your insurer. Call (530) 545-9880.
My home insurance company will not renew my policy without a new roof. What do I do, who do I call?
Ask your insurer exactly what it requires, such as a Class A fire rated roof, and the deadline. Then get a licensed roofing contractor out quickly, because roofing schedules fill up before winter. Copious Interests Inc installs Class A rated roofs in Reno, Carson City, and Lake Tahoe and provides the documentation insurers ask for. Call (530) 545-9880.
How much notice does an insurer have to give before nonrenewing a home in Nevada?
Nevada insurers must mail a nonrenewal notice at least 30 days before your policy expires and state the reason (NRS 687B.340). If wildfire risk is the reason, ask your insurer which upgrades would change its decision, and start that work right away.
How much notice does an insurer have to give before nonrenewing a home in California, including Truckee and South Lake Tahoe?
California insurers must give at least 75 days notice before a homeowners policy expires (California Insurance Code 678). Homes in or next to a declared wildfire emergency area may also be protected from nonrenewal for one year.
Why are insurance companies dropping homes in Reno and Lake Tahoe?
Wildfire risk. Insurers use wildfire risk models that look at vegetation, slope, past fires, and how the home is built. In 2024 about 2,700 Nevada homeowner policies were canceled or nonrenewed because of wildfire risk, more than 1,600 of them in Washoe County, according to Nevada Division of Insurance data reported by The Nevada Independent.
What home hardening upgrades do insurance companies require in wildfire areas?
The most common requests are a Class A fire rated roof, ember resistant vents, enclosed eaves, fire resistant siding, dual pane or tempered windows, gutter guards, 6 inches of noncombustible material at the base of exterior walls, and cleared defensible space around the home. Requirements vary by insurer, so always ask for the list in writing.
What is a Class A fire rated roof?
Class A is the highest fire rating a roof covering can earn under standard fire tests (UL 790 and ASTM E108). Most asphalt shingle, metal, and concrete or clay tile roofs can be installed as Class A assemblies. Untreated wood shake roofs do not qualify.
What are ember resistant vents?
Ember resistant vents keep wind blown embers out of your attic and crawl space. California guidelines call for noncombustible, corrosion resistant metal mesh between 1/16 and 1/8 inch, and the Washoe County wildland urban interface code calls for mesh of 1/8 inch or smaller. There are also approved ember resistant vent units.
What is defensible space?
Defensible space is the buffer between your home and the vegetation around it. It is usually described in three zones: 0 to 5 feet (keep it free of anything that burns), 5 to 30 feet (lean, clean, and green), and 30 to 100 feet (reduce fuel). Local rules vary, so check with your fire district.
How do I get a free defensible space inspection at Lake Tahoe?
Several Lake Tahoe fire districts, including North Tahoe Fire on the California side, offer free educational defensible space inspections, usually from spring through fall. Contact your local fire protection district to schedule one, and call us for any construction upgrades the inspector recommends.
Will home hardening lower my insurance premium?
It can. Nevada has a voluntary Wildfire Mitigation Incentive Program that lists discounts insurers may offer for items like a Class A roof and fire resistant vents and siding. California's Safer from Wildfires rules require insurers to offer discounts for qualifying mitigation. Ask your insurer which upgrades it credits.
How old can a roof be before insurance will not cover it?
There is no single legal cutoff in Nevada or California. Each insurer sets its own rules, and many start requiring a roof inspection or decline coverage when a roof reaches roughly 15 to 20 years old. Older roofs may also be paid at actual cash value instead of full replacement cost, so check your policy.
If I replace part of my roof in Washoe County, does the whole roof have to meet wildfire code?
It can. Under the Washoe County wildland urban interface code, replacing the roof, or 25 percent or more of it within 12 months, means the roof must meet the requirements for new construction, including the required fire rating. A licensed roofer should pull the permit and plan for it.
Do I need a defensible space inspection to sell my house in California?
If the home is in a high or very high Fire Hazard Severity Zone, California law requires the seller to provide documentation of defensible space compliance at sale. Schedule the inspection early so there is time to complete any required work before closing.
Real Estate Investment and Remodeling
I am looking at purchasing real estate to flip or to start a business. Who do I call for advisement regarding remodeling?
Call an experienced general contractor before you close. Copious Interests Inc offers real estate investment advisement in Reno, Carson City, and Lake Tahoe. We walk the property with you, point out condition issues, and give you a realistic remodel scope and budget so your numbers work. Call (530) 545-9880.
What should I check before buying a fixer upper at Lake Tahoe?
Look closely at the roof age and fire rating, signs of water damage or wood rot, the foundation, snow load damage, and the condition of plumbing, electrical, and heating. Also ask whether the home can be insured, since wildfire risk affects insurance in many Tahoe neighborhoods. A contractor walkthrough before your contingency ends can save you thousands.
Can a contractor walk a property with me before I buy?
Yes. Copious Interests Inc walks properties with buyers and their agents before closing and gives a construction scope and cost range. This is different from a home inspection report, and it is focused on what the remodel will actually take.
How much does it cost to remodel a house to flip in Reno?
It depends on the size, age, and condition of the home and how far you take the finishes. Cosmetic flips cost far less than projects that need a roof, siding, or structural repairs. The safest approach is to get a written scope and estimate from a licensed contractor before you buy.
